Each Apartment has a rear wall air conditioner opening. The opening is for window air-conditioner's of 5,000 or 6,000 BTU's cooling capacity only, electrical is single phase, 120 volt AC.
Please contact GLNCDC or site property manager to install your air conditioner for cooling season.

This unit is a weekly leased (rented) unit, Lease payments (rent) can be paid weekly or monthly but the unit is still a weekly leased unit.

Terms and Conditions, referred to as Policy
No persons other than the named tenant(s) stated above shall reside at this unit. Sub-leasing is not permitted. One guest is permitted to stay overnight at a cost of $45/night limited to 5 overnights per month per tenant(s). Minor child visitation overnight stays are permitted at no limitation and charge. An overnight stay is defined by GLNCDC as a guest on the premises at 10:00 pm and on the premises for a minimum of 4 hours after 10:00 pm. Payments for those overnights are to be paid by the Sunday of the week the stays occurred. Failure to pay by that Sunday will result in a lease termination and notice to vacate. Violation of the number of overnight guests will terminate the lease with notice to vacate. Exception would be with notice to GLNCDC and approved by GLNCDC as a special isolated instance. Quiet time for the premises is 10:00 pm to 8:00 am.
Guests that are deemed a nuisance or traffic by GLNCDC or other tenant(s) are trespassing and the tenant(s) and that guest will be notified and the trespassing guest will be notified not to return to the premises. Tenant(s) signing this lease, tenant(s) agree to comply with GLNCDC and authorities with identified guest removal from property to keep the peace. Initialize__________/_____________
No painting, decorating, remodeling, changing locks, installing antennas or driving nails into walls without written permission. No phone or cable TV installation, before approval from GLNCDC.
No animals or pets allowed. Tenant(s) or guests are prohibited from bringing any animal(s) to the property site. The first time this occurs a policy violation notice will be issued. The second time this occurs for a tenant, then the lease will be terminated with notice to vacate. The exceptions are a visually impaired assistance dog, or doctor prescribed comfort cat or dog. Vehicle repairs are allowed in the designated vehicle repair area and limited to 2 days per repair.
The apartment unit is for residential use only. Yard sale, baby sitting, laundry business, or guest showering activities are not allowed in the apartment or on the premises.
Tenant(s) shall bear the cost of repairs and cleaning to the leased unit and fixtures, whenever they have been damaged by carelessness, misuse, or neglect on the part of the tenant(s) or guests.
Tenant(s) shall maintain good housekeeping habits. This unit was clean when you moved in and GLNCDC expects the tenant(s) to maintain a similar living and vacating condition.
Tenant(s) shall pay legal, collection fees, past due rent, cleaning, non-sufficient funds fees, and damages within 15 days.
Apartment key replacement fee is $25 per occurrence. Initialize__________/_____________
GLNCDC shall not be responsible or liable for loss or damage of personal effects and tenant(s) insurance for all personal items is the responsibility of the tenant(s). GLNCDC shall be listed on insurance policy as additionally insured. Initialize__________/_____________
GLNCDC may enter and inspect the unit and do maintenance when 24 hour notice is given. A utility emergency such as water/gas/sewer/electric, less than 24 hour notice is acceptable. Initialize__________/_____________
Tenant(s) shall give GLNCDC 15 days notice prior to vacating and terminating the lease. GLNCDC reserves the right to show the unit during the 15 days notice to terminate the lease with 24 hour notice given by GLNCDC to tenant(s). If GLNCDC decides not to renew the lease, the tenant(s) agree with 15 days notice to vacate as identical notice time to both parties in terminating the lease. Initialize________/__________
Deposits shall be allotted 10 days from the vacate date to determine damages that are considered non normal wear and tear. The deposit amount remaining will be returned within 10 days from the vacated date.
There are operable smoke alarm(s) and a fire extinguisher in this unit. Tenant(s) will not remove or disconnect these life safety items . GLNCDC will maintain the A/C backup batteries in smoke alarm(s). All LED light bulbs will remain at tenant(s) vacate.
Falsification of any information or not adhering to this lease can and may terminate this agreement.
Tenant(s) shall not deprive any other neighbors the right to peaceful and quiet enjoyment of their dwelling. Not adhering to this policy will cause termination of this lease with notice to vacate. Traffic is considered a nuisance and not peaceful so be aware of traffic that can terminate the lease with notice to vacate. A first violation will result in a policy violation notice. If a second violation occurs then the lease will be terminated with notice to vacate. Initialize__________/_____________

Pet Policy:
Pets are not allowed.
Exception to no pets allowed are a follows:
Visual assist ADA dog
Psychiatrist MD script for a comfort cat or dog
Requirements to satisfy the exception:.
Copy of the script shall be provided to GLNCDC
Copy of every 6 month receipt for flea and tick treatment shall be provided to GLNCDC
Copy of every 6 month veterinary appointment for health of the pet shall be provided to GLNCDC
Copy of insurance for liability of attack and or personal injuries from the pet to other people or property damage shall be provided to GLNCDC
Pet is not a dog breed of Pit Bull, Rottweiler, Doberman Pincher, American Pit Bull, Chow or any other dog breed deemed dangerous by GLNCDC
Pet limit is one per apartment
Pet weight limit is 40 pounds unless vision seeing eye dog
If the exception is satisfied, the pet monthly rent amount is $35.00.
Parking Policy:
Bicycle Parking Policy
Many vehicle driving tenants and tenants in general have been unhappy with near miss incidents with bicycles on or near the sidewalks or bicycles parked in vehicle parking spaces that are difficult to see.
On Thursday November 20, 2025 we are installing a 10 bicycle parking rack in the grass near the dumpster area that all bicycles will need to park there only. Bicycle owners are now responsible for any property damage from collisions on the property. Many bicycles are not tenants so make sure anyone visiting adheres to this policy or they will be considered a nuisance to the other tenants and the property for enjoyable peaceful living.
Motorized Vehicle Parking Policy
Many guests have been parking motorcycles or vehicles in non-striped parking locations that block tenants' vehicles. This causes them to not be able to leave when desired. This is unacceptable and those vehicles will be towed at owners expense.
